The Manhattan Beach real estate market cooled off slightly in July with only 40 home sales (Single Family Residence, Condominium, Townhouse), down from 47 in June.
The Manhattan Beach Sand section continued to lead all other areas in terms of total sales with 12. From January through July there have been 95 home sales in the Sand section. The Manhattan Beach Tree section has the second highest total with 68 sales for the year. At the opposite end of the spectrum the Village and the Heights have only seen 18 sales each for the year.
The Hill section continues to lead in median sale price. In July the median price for the 3 sales in the Hill section was $3,400,000. For the year the median price of the 22 homes sold in the Hill section is $2,250,000. The Sand section follows with a median price of $1,775,000 for January through July. The Village has the lowest median price at $860,000 for the year to date.
The median number of days on the market to sale continues to run between 1-2 months depending on area.
